Which of those you live beside changes your day more than the ZIP code does. This guide takes the main kinds of area one at a time and gives a short list of things to check before you buy in each.

Modern homes at a range of price points, many in planned communities with associations, have grown up alongside the industrial base.

What to check

  • Associations, dues and rules, master and neighborhood.
  • Whether the home is in a Mello-Roos district or has another special tax.
  • The builder’s warranty, if the home is new, and who to call for repairs.
  • Which neighboring land is still to be built, and what the plan allows.
  • Distance to the freeway and to the schools, shops and services you use.

Homes near industrial areas

Industrial and warehouse areas sit alongside residential ones. Trade and logistics create jobs, and they shape traffic and noise at some addresses.

What to check

  • Where the truck routes run and at which hours.
  • The zoning of neighboring parcels, and what could be built there.
  • Noise, light and air quality at the hours you would be home.
  • Whether the address falls inside an overlay area shown in the city’s plan.

Homes near the airport

Brown Field Municipal Airport is in Otay Mesa, and the city’s planning documents include an airport compatibility overlay around it.

What to check

  • Whether the address falls inside the airport overlay, and what disclosures apply.
  • Flight paths and noise at different times of day.
  • Rules that could affect additions or heights on the lot.
  • Insurance and resale questions to raise with your agent.

Homes near the border crossings

The Otay Mesa Port of Entry, which opened in 1983, is one of the busiest commercial crossings on the border, and the Cross Border Xpress bridge connects Otay Mesa to Tijuana International Airport.

What to check

  • Traffic on the routes to the crossings, at the hours you would travel.
  • How the street handles trucks, parking and through traffic.
  • Distance from the home to the roads you use most.
  • Any changes planned to the roads or the crossings.

Open mesa and the edges

Beyond the developed areas, open mesa and hills give parts of Otay Mesa a spacious feel.

What to check

  • Fire-hazard zone status and defensible-space rules.
  • Drainage, slope and access roads.
  • What the community plan allows on nearby open parcels.
  • Utilities and services at the address.
