Otay Mesa is a community of contrasts: a working border economy, newer residential neighborhoods and a great deal of open land, all within the City of San Diego. Understanding how those pieces fit together is the key to choosing well.
A border community
Otay Mesa is home to the Otay Mesa Port of Entry, one of the busiest commercial border crossings in the country. Trade and logistics shape the local economy and create jobs, and they also shape traffic patterns and the character of some areas.
Industry and open space
Industrial and warehouse areas sit alongside residential neighborhoods, and Brown Field Municipal Airport is also located here. Beyond the developed areas, open mesa and hills give parts of Otay Mesa a spacious feel. Which of these you live next to makes a real difference to your day.
Newer neighborhoods
Newer residential communities have grown up alongside the industrial base, bringing modern homes at a range of price points. Many are in planned communities with homeowner associations.
Getting around
State Route 905 and Interstate 805 provide access to the rest of San Diego County. Truck traffic and border-related congestion can affect some routes, so test your commute at the hours you will actually travel.
What to check before you buy
- Proximity to industrial areas and the airport. Visit at different times of day and on weekdays to notice noise and traffic.
- Association dues and special taxes. Newer communities often carry additional charges. Ask for exact figures.
- Future development. Ongoing growth means the neighborhood around you may change. Ask what is planned nearby.
- Builder warranties. For new construction, learn what is covered and for how long.
Who it can suit
Otay Mesa can suit buyers who want newer construction, room to grow and freeway access. Rudy's article on living and commuting near the border is a good next read.
