Who had the edge in the week ending Sep 26, 2026? The gauge says “Balanced” (49 out of 100), unchanged from last week. The main reasons: months of supply at 3.5 (higher than 3.4 a week earlier) and a price cut on 10% of listings.

What changed

  • Inventory. Months of supply at 3.5 (higher than 3.4 a week earlier); 6,053 homes were for sale in the metro area.
  • The flow of new homes. 495 new listings against 495 the week before, and 395 new pending sales against 409.
  • Reductions. 10% of listings had a price cut, about the same as last week’s 10%.
  • The rate backdrop. The Freddie Mac 30-year average was 7.03% (week of Sep 24, 2026), higher than the prior week’s 6.95%.
