Buying a new home from a builder differs from buying a resale. The contract, the process and the risks are different, and it pays to ask before you sign.

Bring your own agent early

The sales team at a new community represents the builder. If you want your own representation, arrange it before you visit the sales office, since some builders limit agent involvement once you have registered without one.

Understand the contract

Builder contracts are typically written by the builder. Read them carefully, and ask a real estate attorney to review if anything is unclear. Look at deadlines, deposit terms, cancellation rights and what happens if the home is delayed.

Ask about warranties

What does the builder warranty cover, and for how long? Ask who handles repairs and how to make a claim. Get the terms in writing.

Learn the full cost

  • Base price versus upgrades and options
  • Association dues
  • Any special taxes such as Mello-Roos, and how long they last
  • Closing costs and any incentives tied to a preferred lender

Inspect anyway

A new home can still have defects. An independent inspection before closing can catch issues while they are the builder's responsibility.

Ask about the neighborhood ahead

What else is being built nearby, and when? Development plans can affect views, traffic and noise.

Take your time

Sales events can create pressure. A good home will still be worth buying after a careful review.
